A couple of high profile, well known house builders have recently had to slash their workforce by around 40% as a result of the housing market, which has all but ground to a halt due to lack of property sales and plummeting house prices. Property sales have now plummeted because many people are unable to get a mortgage in the current financial climate, with lenders tightening up on their lending criteria, and many others do not want to buy property in case the value continues to fall.
Both Redrow and Bovis, the housing development companies, have seen property sales figures slump, and as a result have had to dramatically cut staffing levels.
One official from Redrow said: ‘It remains difficult to assess how long the sharp reduction in sales activity will continue or the extent to which house prices will be affected. However, we expect the difficult markets we are confronting may persist for some time.’
He went on to state: ‘The housing market continues to be severely affected by the credit squeeze. Homebuyer confidence is now also being influenced by concerns about the future for house prices and interest rates. As a result, the market for both new and second-hand homes has declined rapidly to transaction levels not experienced for very many years with the price of homes now declining.’
The Chief Executive of Bovis Homes added: ‘The backdrop to the market is pretty awful. The volumes have been affected by that backdrop, which has largely been caused by the turmoil in the financial markets, and the inability to get a mortgage has been a massive constraint on the consumer.’

Barratt Homes, a giant in the housing development sector, has recently launched a new incentive to try and boost the property market by offering to pay the stamp duty for buyers purchasing properties between £175,000 and £500,000. Properties under the value of £125,000 are exempt from stamp duty, and properties between £125,000 and £175,000 are exempt on a temporary basis, after the government introduced a twelve month suspension on stamp duty up to £175,000 recently to try and breathe life back into the housing market.»

With the world in a recession, house prices in the UK have fallen to levels not seen since March 2005. There has been a drop of 15.1% in prices in the past few months and in January alone, the housing market suffered a 0.8% decrease in prices. »

The poor activity in the housing market in terms of sales has affected many different industries, such as property removal industry, property lawyers, furniture retailers, and estate agents. Over recent months there have been many concerns raised about the number of estate agencies that could end up closing down as a result of poor property sales, and recently a London estate agency announced that after seventeen years it was finally closing the doors on property sales.»

According to a recent survey from the Royal Institute of Chartered Surveyors, house prices across the UK continued to fall for the month of December, with the average number of sales per month per estate agent also falling in the final quarter of last year. »
