Nationwide takes over Dunfermline Building Society

The troubled building society, Dunfermline, is being taken over by Britain’s largest building society, Nationwide, after running up huge debts for which the taxpayer will pick up the tab.

The merger with Nationwide is part of a package that was announced recently by the Bank of England, and over five hundred employees of Dunfermline will now be transferred over to the Nationwide.

Many branches, assets, and prime mortgage loans have been taken over by Nationwide, and building society officials have said that it will be business as usual for the customers of Dunfermline.

The Prime Minister, Gordon Brown, said that Dunfermline was ‘author of its own mistakes’ when the level of debt was revealed. He said: ‘Let’s face facts. The Dunfermline building society is the author of its own mistakes: mistaken judgments, mistaken investments, mistaken policies. We have had to step in where the Dunfermline building society has failed, and we have stepped in in such a way that we can protect both the savers and give those people who depend on the building society for mortgages a way through for the future.’

The chairman of Dunfermline said that he was pleased with the fact that the building society was being saved but was disappointed that it did not get the government support that would have allowed it to remain as an independent operation.

He said: ‘I am hearing encouraging noises – yet to be confirmed – that Nationwide will do all they can to keep as much employment as they can in Scotland. I and my board have worked tirelessly to protect the members and the staff and we have no reason to feel bad about this. We are deeply disappointed with the Government’s decision. It was unnecessary. But nevertheless we need to move on and we need to work with the new owners.’

Gieve wants mortgages to be capped

Lenders continue to offer fewer mortgage products

Another fall for mortgage lending

A recently released report has shown that mortgage lending in the UK has shrunk yet again, with figures indicating that the level of mortgage approvals is now around 60 percent lower than it was for the same period last year. Mortgage approvals have plummeted over the course of this year with banks too wary to lend money in the current financial climate, and many consumers too wary to apply for a mortgage and buy a property because of the ongoing falls in house prices, which could leave them open to negative equity. Will the government’s homeowner mortgage support scheme work?

Earlier this month the government announced further details relating to the homeowner mortgage support scheme that was first mentioned by the Prime Minister, Gordon Brown, at the beginning of December. The basic aim of the scheme appears to be quite simple – that homeowners will receive assistance and support with regards to mortgage interest payments for up to tow years through deferred payments in the event that they suffer a sudden loss of income through their employment or self employment. Fairness deadline issued to lenders

Lenders who deal with home loans have been given a fairness deadline, and have been told that they could face hefty fines if they fail to treat customers fairly when it comes to dealing with arrears on home loans. Lenders have been told that they must prove that customers that are in arrears or are facing repossession are being treated fairly and that they have to provide this proof by 31st of January. CML warns on rationing of mortgages

First time buyers paying a fortune on mortgages

Things have not been easy for the average first time buyers for many years when it comes to getting onto the property ladder. The last ten years has seen many first time buyers priced out of the market, as property prices in the UK have rocketed, leaving many unable to entertain the idea of getting on to the property ladder because of the cost of buying a home. Drop in mortgage approvals as consumers spend deposits elsewhere

Reports have shown that October saw a further decrease in mortgage approval levels, falling by nearly two thousand compared to September and plunging by a massive 52 percent compared to October of last year. It is thought that part of the reason behind the fall in mortgage approval levels is that consumers have found other things on which to spend their deposits, particularly with Christmas just around the corner and very little availability of credit for many consumers. Parents providing help to many first time buyers

For a number of years the problem has been the soaring price of property in the UK, but more recently, even thought house prices have been falling, other problems have emerged for first time buyers. This includes far tighter credit conditions, making it difficult for some first time buyers to get finance, and higher deposit requirements from lenders, which decreases affordability for the average first time buyer. Can an interest only mortgage ease your finances?

A recent article has suggested that struggling homeowners who are finding it difficult to make ends meet each month could benefit from opting for an interest only mortgage in order to reduce monthly repayments. It also suggests that those getting onto the property ladder for the first time could keep their monthly costs down to start with by opting for this type of mortgage over a repayment mortgage. CML stands up for mortgage lenders

Poll claims HSBC most competitive with mortgages

According to the results of a recent survey HSBC is the most competitive mortgage provider, having made forty two appearances in a top ten poll of mortgage providers by an online comparison site. The results were up to the end of September of this year, and resulted in the bank being dubbed the most consistently competitive mortgage provider during the third quarter of this year. (more…)

House prices may continue to fall in 2009 and 2010

Officials from the Nationwide Building Society have recently stated that the fall in house prices in the UK could continue over the course of 2009 and even into 2010. The building society, which has slashed mortgage lending like many other lenders since the onset of the global credit crunch, has said that the housing market is likely to remain subdued for the foreseeable future, which spells bad news for homeowners, who may lose their equity and even end up in negative equity. How will buy to let landlords fare after B&B collapse?

The recent collapse and part nationalisation of Bradford and Bingley came as a shock to some, and none more so than the many buy to let landlords that have been affected by what has happened to the lenders. The Bradford & Bingley has been a primarily buy to let lender, and many landlords may have had buy to let mortgages with the lender set at special rates for a fixed period. Slight increase in mortgage approval levels for September

According to recently released figures there was a slight increase in the level of mortgage approvals in the UK during the month of September compared to the previous month. There were 21,342 mortgages approved for the month of August, and there was a slight increase for September, where 23,422 mortgages were approved. Whilst the slight increase in mortgage lending may seem encouraging, officials have warned that mortgage approvals for September were still 57% lower than in September of last year. (more…)

Bad news on home loan numbers from CML

In a recent report released earlier this month officials from the Council of Mortgage Lenders claimed that the number of value of homes loans had fallen to the lowest level of record, with the number of home loans dished out in the month of August standing at just 42,000, which reflects a drop of 59% compared to one year earlier just before the global credit crunch gripped the financial markets in the UK and around the world. Buy to let investors could be forced to sell or face repossession

A recent report has indicated that following the collapse and part nationalisation of the lender Bradford & Bingley, which dealt primarily with buy to let mortgages, many landlords could find themselves faced with the prospect of either selling their properties or being repossessed. Many landlords that are coming to the end of special deals such as fixed rate mortgages will find that they are unable to get another affordable mortgage, and could find their repayments rising by hundreds of pounds a month. Mortgage deals axed following B&B collapse

According to a recent report a huge number of mortgage products from lenders were axed following the high profile collapse of Bradford & Bingley, which was recently part nationalised. Shortly after the collapse over 10% of mortgage that were on offer to borrowers, buy to let investors, and those looking to remortgage were pulled from the shelves. This equates to over one in ten mortgage deals being pulled from the shelves in the wake of the B&B disaster. (more…)
